Most account custodians will have limits on the amount of leverage they will permit. And leveraging can result in income taxes on Undeclared Foreign Income that must be paid by the IRA. These taxes are usually higher than would be paid on income generated from a property that you buy and finance personally. Plus, the UDFI taxes must be paid from funds from the IRA so your IRA must have sufficient liquidity to cover these taxes. IRS Form 990T and the accompanying instructions have more details.
To participate in a real estate investment without a full cash capital investment you could explore a number of other options. Your IRA can co-invest with other parties, or your IRA and other parties could co-invest in real estate by becoming members of an LLC that buys and sells property.
